A future-ready, people-centric mixed-use community in the heartlands of Singapore
The Urban Redevelopment Authority (URA) and Housing Development Board (HDB) have identified the need to develop a future-ready, people-centric mixed-use community in Sengkang, seamlessly weaving together living, care, and everyday life. Encompassing public and private housing, healthcare and medical facilities, a nursing home, vibrant commercial spaces, a place of worship, a Residents' Committee (RC) Centre, and a childcare centre, the development is designed to serve both residents and the wider township. As the project's transport planners, Ramboll's core objectives were to study the development's impact on the surrounding Sengkang transport network, understand its future travel demand, and propose a holistic transport strategy to integrate accessibility across all land uses within the development.
Planning for a Connected Community
The complexities of planning a large-scale, multi-faceted mixed-use development require close collaboration and coordination between all involved. Working with the relevant authorities and stakeholders, we helped develop a transport masterplan through exhaustive studies that include extensive data collection, a township-level Traffic Impact Assessment (TIA), and transport infrastructure design based on forecast demand.
A Community Built for the Future
With client adoption of the transport strategy, the right steps were taken towards creating a well-connected, resilient, and inclusive community. Through in-depth analysis and collaborative planning, a series of targeted solutions were identified — including road enhancements, optimised signal systems, and improved junction designs — to enhance network performance and long-term resilience. With the development's vision firmly established, Ramboll continues to provide ongoing support through detailed refinements, ensuring Sengkang N4 remains efficiently connected and ready for the future.
