Dedicated Rehousing Estate at Kwu Tung North Area 24
The dedicated rehousing estate at Kwu Tung North Area 24 is a mixed-use development comprising four residential towers and retail on a podium. Situated among natural greenery in Kwu Tung, the towers are arranged to embrace natural greenery and enhance ventilation, minimising the use of air-conditioning, deflecting traffic pollution, and maximising the scenic views to enhance the wellbeing of residents and shoppers.
Engaged by Hong Kong Housing Society as the environmental consultant, Ramboll has embarked on a journey to reduce carbon emissions for the project. Our team implemented sustainable practices that have a tangible impact on decarbonisation across various aspects, including site consideration, material usage, water and energy efficiency and indoor environmental quality. The development has also committed to implement a series of sustainable design strategies that include measures to control noise pollution and waste management, providing more than 30% greenery coverage, and water recycling for irrigation.
Incorporating greenery
The extensive provision of landscaped areas and greenery at an impressive 30.54% of the total site area, showcases a commitment to creating a sustainable and environmentally friendly development.
Accessibility to public transport
Our team assessed the location and distance between the entrances of the development and the public railway, providing a readily accessible and well-connected walking route for commuters to ensure convenient access to public transportation.
Prefabrication
Part of the development is constructed by Modular Integrated Construction (MiC) to minimise construction waste. Other prefabrication application including precast facade, precast staircase and precast refuse chute also contributed to the total off-site prefabricated volume, 24.69% of the total building components being constructed.
SMART Technology Integration
SMART Technology is incorporated throughout the project, including CCTV with AI function for utility usage analysis, AI rubbish bins for efficient waste management, a SMART car parking system for convenient parking, and SMART lighting with motion sensors for optimised energy usage. The HVAC systems are also equipped with AQHI sensors to monitor air quality, ensuring a comfortable and healthy indoor environment. Additionally, smart meters are utilised to track electricity, water, and town gas usage, enabling efficient resource management.
This development sets a new benchmark for sustainable development in Kwu Tung North, inspiring other developers and designers to embrace sustainable practices and contribute to a greener future.
BEAM Plus certification
Ramboll is the BEAM Plus consultant advising the client on green building certification. BEAM Plus is Hong Kong’s leading initiative to offer independent assessment of building sustainability performance. Its major aims are to enhance the health and wellbeing of building occupants, to reduce the environmental impact of buildings, and make buildings more efficient and emit less carbon.
Ramboll is assisting the Hong Kong Housing Society to implement a series of sustainable building provisions, including limiting construction waste loss to a maximum of 30%, a minimum greenery coverage of 30%, and complying with other materials and building services provisions. The zero irrigation system recycles rainwater for landscape irrigation, promoting public awareness of water recycling. The district cooling system uses chiller water for the air conditioning system, achieving sustainable energy consumption.

By providing a fair and objective assessment of a building’s overall performance throughout its lifecycle, BEAM Plus enables organisations and companies of all sizes to demonstrate their commitment to sustainable development.
