Proposed Mixed-use Development at Sai Sha

For more than 20 years, Ramboll has been providing forward looking stewardship to create harmony between modern urban living and environmental preservation.

Set in nature against the backdrop of Ma On Shan and Three Fathoms Cove, Sai Sha is a 76.4 hectare mixed-use development located just few minute drive from Wu Kai Sha MTR station and University MTR station.

It comprises residential towers, education facilities, a golf course, sports centre and other amenities.​

Engaged by developer Sun Hung Kai Properties Limited, Ramboll has been partnering with the client for more than 20 years to provide a full range of environmental services for the development, including environmental and air ventilation assessments, green building certification and environmental monitoring and audit, covering all phases of this major project.​

Once completed, the development will provide up to 9,700 dwellings with a total domestic gross floor area of about 538,000m2.

A lifecycle project

Ramboll began our involvement at the very early stages of the planning process in the mid-2000s and have since assisted the client over the entire project development process from regulatory approvals, to design and construction.

Ramboll has been responsible for various planning and environmental management tasks, including quantitative environmental assessments for development sites, air ventilation assessments using digital modelling, environmental impact assessments, and is now acting as independent environmental checker (IEC) during the construction stage to monitor construction phase impacts.

Bringing the project to life

As the project enters the construction phase, Ramboll is ensuring that all environmental requirements set for the project are strictly adhered to. This includes monitoring of construction impacts such as noise and dust to ensure minimal impacts on the surrounding areas.

Ramboll is preparing the relevant information and modelling required for environmental licenses such as for on-site concrete batch plants and temporary construction facilities.

Our team has also advised on noise mitigation measures for the residential site to ensure a pleasant experience for users. This includes boundary fence walls, baffle type acoustic windows, baffle type acoustic balconies, vertical architectural fins, and conventional acoustic balconies to mitigate road traffic noise down to acceptable noise levels.

BEAM Plus certification

Ramboll is the BEAM Plus consultant advising the client on green building certification. BEAM Plus is Hong Kong’s leading initiative to offer independent assessment of building sustainability performance. Its major aims are to enhance the health and wellbeing of building occupants, to reduce the environmental impact of buildings, and make buildings more efficient and emit less carbon.

Ramboll is assisting Sun Hung Kai Properties through the assessment process for certification and advising on how the development’s design can be developed to achieve the required credits in areas such as energy, materials and water use.

As one of the Hong Kong Green Building Council’s green building tools, BEAM Plus offers a comprehensive set of performance criteria for a wide range of sustainability issues relating to the planning, design, construction, commissioning, fit out, management, operation and maintenance of a building. By providing a fair and objective assessment of a building’s overall performance throughout its lifecycle, BEAM Plus enables organisations and companies of all sizes to demonstrate their commitment to sustainable development.
