Environmental due diligence - EDD

Environmental Due Diligence (EDD) is an important part of most mergers / acquisitions - the purpose is to evaluate potential liabilities associated with land quality, other environmental and Health & Safety issues. 
 
 

Envrionmental, health and safety risks may translate into financial and reputational liabilities. Legal compliance, historical pollution or the presence of hazardous materials such as asbestos are now essential considerations in real estate as well as corporate transactions.

Ramboll’s project experience covers an extensive range of customers and industries, including estate agents, the pharmaceutical industry, and refineries. The customers who are buying benefit from a potential reduction in the sales price; those who are selling benefit from an ability to price accurately and to protect against erosion of the asking price.

The EDD process

A full EDD process normally includes the following elements:

1. Phase I

  • Data room inspection (virtual/physical)
  • Questionnaire and interviews
  • Site inspection
  • Report, including findings, risk evaluation, liability costs, recommendations.

2. Phase II

  • Field investigations of recommended issues from Phase I
  • Report, including detailed budgets of remediation or abatement
  • These general processes are always tailored to meet our customers’ needs.

3. Phase III

  • Remediation of identified contamination, abatement of noise, vibrations or odour.
